We have more than 36 combined years experience in representing buyers and sellers of homes in San Francisco. Coming from corporate jobs, we are organized, professional and know the value of your time. 

Transplanted more than 25 years ago from Oregon and Southern California, we raised our family in San Francisco and know the school tracks. We love to welcome new arrivals to our favorite city. Lea Ann has been a McGuire Top Producer since joining the brokerage in 1986. Mike has been a Top Producer since 1992 and is also a Broker Associate; he's active in many civic groups including: Board Member of the Magic Theatre; Presidio YMCA Board of Development and Marketing Committee Member; Former Board Vice President of the San Francisco Museum and Historical Society; and President Emeritus of the San Francisco Parks Trustlargest non-profit organization supporting our city's parks.

In late 2013, after six real estate transactions with six separate realtors over 13 years, I found myself needing to navigate San Francisco's unique real estate market. To help me, I was determined to find a top agent. With Team Fleming, I found two. Lea Ann and Mike Fleming have been my agents for three real estate transactions since early 2014, the last being the sale of my Lake Street area Edwardian condo in late April for a price that may have exceeded even their colleagues' best expectations. The Flemings' work preparing my condo for sale began quite early -- with Lea Ann's thoughts on how I might easily transform the drab kitchen of what at the time we thought would be my long-term home. But when selling the property became a reality, the Flemings' expertise in staging and marketing became evident at every turn, inside and out. The condo's shared garden, ravaged by drought and then hit by messy winter storms, was easily transformed into something a Redfin agent described online as "beautiful" -- enough so to be the unobscured, serene view from five of the condo's beautifully staged rooms. The Flemings' knowledge of the city's real estate market -- and nearly every industry that intersects it -- made all three of my transactions with them the smoothest I have ever experienced. Good humor and rapport are added bonuses of the Team Fleming package. Unmistakable, too, is the respect Team Fleming receives from other agents and experts throughout the city. This was evident even when I toured open houses on my own and simply mentioned their names. That, combined with Mike's multi-pronged marketing and upbeat, people-pleasing manner, attracted and retained strong potential buyers -- which meant multiple offers. To Whom It May Concern: I first worked with Lea Ann Fleming about ten years ago when I purchased my condo in Pacific Heights. One of my law partners who had previously worked with Lea Ann recommended her to me. Knowing that my law partner has high standards (and access to the best), I contacted Lea Ann about buying a condo. They walked a careful line on what needed to be updated to get the best sale price, and made their recommendations thoughtfully because they recognize that I was making an investment with these upgrades. They met with contractors and delivery people for me. For a person with a busy schedule like mine who travels a lot, I appreciate how above and beyond Team Fleming went for me. All this effort led to great success on the sale of my condo. It sold for 22.4% above the listing price, and $100,000 more than the sale price of the closest comp property. I think this reflects how sound the advice was that Team Fleming gave me as well as their expertise in setting the listed price. I’m now in the midst of working with Team Fleming to buy another property. When I go to open houses and mention that I’m working with Lea Ann and Mike, the listing agents usually know who they are and compliment me on my selection of them as my agents. This is yet again affirmation of their reputation and standing in the real estate industry.

I am writing to thank you for the absolutely brilliant job the two of you did in arranging the details and selling 5750 Fulton Street, San Francisco for 31% over the asking price and for 13% over the highest sales price estimated by other agents. What makes this so extraordinary is when we knew that we were going to sell the property, we interviewed three San Francisco agents: Team Fleming and two others. The other agents each, separately estimated a sale price which was less than your estimated sales price. You managed to sell the property for even more than your estimated sales price. You know the market and you know how to obtain the highest price possible. Sellers of real property are sometimes warned that agents trying to obtain a listing will state they can sell a house for more money than other agents merely to “get the listing” and then can not sell it at the “inflated” price. You said you could sell it for an amount which was higher than the other agents estimates and you did precisely that. I am a retired real estate attorney and have seen many transactions in my career. A number of years ago I was involved in another San Francisco sale transaction where you were the listing agent. The same thing occurred in that transaction. You thought you could sell the property for a price which was higher than the other agents estimated sales price, and you did exactly that. You maximize the sales price.
